In this series you will meet Tim Solis from Urban Contracting as Mike Lima goes through the work order and explains exactly what items will be address and renovated. This is not a big project for us, the total renovation will roughly cost $12,000 to $15,000. This house is valued at approximately $150,000 and was acquired from a local wholesaler who tied it up from a bank. The interesting thing is that the wholesaler made roughly $8,000 and we still got a great deal. We normally purchase properties at 40%-50% of market value after renovation. We find these homes from either bank listings, wholesalers or we bid on properties at Maricopa County Court House where they hold trustee sales. We are able to acquire these deals because we are not afraid of rough properties and we can close in lighting speed with all cash. Enjoy Part II of this IV Part Series
